With 16 foot hight ceilings, open floor plan, full kitchen, bath and bedroom, it is perfect for events, small weddings, photo-shoots, private meetings, dinner parties, and special over-night stays.

I love the space! How do I sign up?
A reservation deposit and a signed Rental Agreement will reserve your date. This amount is non-refundable and will be applied towards your final balance. We accept cash or check made payable to Floor 13.
What is your policy on catering?
Floor 13 has an open catering policy. With pre-approval, you are welcome to arrange food how you like. We request a catering plan at least 40 days prior to your event. You have access to our full kitchen, including a conventional oven, refrigerator and freezer, electric stove, full sink, dishwasher and built-in island.
Am I allowed to serve alcohol?
Yes. If you would like to have alcohol at your event we require that you purchase a Banquet Permit. You can register online for $10 HERE. Licensed bartenders must serve all alcohol. We can provide a Bar (without product) and Bartender recommendation upon request. Please inquire for pricing.
What if I want to play music?
Every rental includes the use of our in-house sound system to which you can hook up your iPod or computer. If you wish to enhance your event with a DJ or live musician, we offer a private music loft, equipped with a full PA system. Please inquire for pricing. Out of respect for our neighbors, there is a loud music curfew of 11 pm Friday and Saturday and 10 pm Sunday through Thursday.
Can I bring my own decorations instead of using the ones provided by Codor Design?
Yes. You are welcome to decorate the space for your event. If you’re interested in moving around existing furnishings including wall decor, this may incur a fee. We ask that set-up and tear down be completed within the allotted rental time unless pre-approval has been given.
Do I need liability insurance?
Yes, we require the renter obtain liability insurance.
Do we have to clean?
Yes, we have a “pack-in & pack-out policy”. We require the space be left in the same condition as received.
Is there parking?
Metered street parking is available and free after 6 pm. The closest covered lot is on 2nd & James at Butler Garage. There are also 5 Diamond Parking lots within a 4-block radius. We can arrange valet service as a premium amenity.
